One of the first questions borrowers usually have is simple: what counts as an asset? Depending on the lender and loan program, qualifying assets may include cash, savings, brokerage accounts, retirement funds, or certain real estate holdings. However, not every dollar of an account necessarily receives the same treatment. An asset based mortgage lender may apply specific calculations, discounts, seasoning requirements, or reserve rules when determining usable assets. This is why a large account balance does not automatically translate into the same amount of borrowing power. Before applying, it can be helpful to organize statements and understand how different assets could affect the underwriting decision.
