I’ve seen people get excited about a rental property because the numbers look great on paper, only to realize later that financing changes the entire picture. That’s why I’ve been researching investment property loans, before looking seriously at another property. Interest rates, down payment requirements, rental income, credit history, and property type can all affect the financing. A property that looks profitable at one purchase price may not make sense after the actual loan costs are included. For investors, doing the financing math early seems just as important as checking the neighborhood and expected rent.
